Conditions or Reasons for Planning Application - CB/17/05795/FULL
Conditions or Reasons:
1) The proposed conversion and extension of the existing building into 3 no. 2-bedroomed residential units in an unsustainable location outside any recognised settlement envelope boundary within the open countryside, with a reliance on the private car for future occupiers of the units, would constitute an inappropriate and unacceptable residential development, resulting in an unsustainable development, contrary to policy DM4 of the Core Strategy and Development Management Policies (2009) and advice in paragraph 14 of the National Planning Policy Framework (2012).
2) The proposed residential units do not include private off-street parking spaces, contrary to guidance within the Central Bedfordshire Design Guide (2014). The provision of car parking spaces within the public highway will result in the obstruction of vehicles and pedestrians using the public highway, having a detrimental impact on the vehicular and pedestrian safety in the area, contrary to policy DM3 of the Core Strategy and Development Management Policies (2009).
