Conditions or Reasons for Planning Application - CB/17/05844/LB
Conditions or Reasons:
1) The new window shall be of timber and detailed drawings at a scale of 1:10 of the window shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. The works shall be carried out in strict accordance with the approved details.

Reason: To control the appearance of the development in the interests of the character, appearance and historical significance of the Grade II listed Building (NPPF, Section 12.).
2) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
3) Notwithstanding the approved plans, all making good of the existing building shall be carried out in materials and finishes that closely match, like-for-like, those historic materials and finishing details used in the existing building , to accord with the usual conservation good practice unless otherwise agreed in writing by the Local Planning Authority.

Reason: To ensure that the special historical and architectural interest and integrity of the Listed building is conserved and maintained in accordance with standard conservation good practice, local policies and the NPPF) Section 12).
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: existing site plans, site plan, surrounding access, proposed elevations.

Reason: To identify the approved plan/s and to avoid doubt.
