Conditions or Reasons:
1) The permission hereby granted shall be limited to a temporary period of 6 months commencing from the date of this permission after which date the beauty salon use hereby approved shall cease, unless otherwise agreed in writing by the Local Planning Authority.

Reason: To allow the Local Planning Authority to review the impact of the proposal on the highway safety in the area at the end of the temporary permission period.
2) The beauty salon use hereby approved shall only be used between the hours of:

8 am to 6 pm Mondays to Fridays, 8 am to 1 pm on Saturdays, and not at all on Sundays and Bank Holidays.

Reason: To safeguard the residential amenity which the occupiers of neighbouring properties might reasonably expect to enjoy.

3) This permission is for the sole benefit of the occupier of no. 18 Maple Close, Biggleswade and shall not extend to any other person.

Reason: To ensure the retention of planning control by the Local Planning Authority on the operation of the business with respect to limiting the impact on adjoining residents to an acceptable level.
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC01; CBC02; CBC03

Reason: To identify the approved plan/s and to avoid doubt.
