Conditions or Reasons for Planning Application - CB/17/05936/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.
(Policies BE8 & H8, SBLPR, Policy HQ1, Pre-submission of the Local Plan 2015-2035 and Section 7, NPPF)
3) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), any garage, car port or parking space hereby permitted shall be kept permanently available for the parking of motor vehicles.

Reason: To ensure that off-street parking is retained in the interests of highway safety.

4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers Location Plan & Block Plan PA1, Site Plan Existing & Proposed PA2 REV B, Existing Elevations & Roof Plan Existing PA3, Ground & First Floor Proposed & Roof Plan Proposed PA4 REV B and Proposed Elevations PA5.

Reason: To identify the approved plans and to avoid doubt.
