| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Prior to the commencement of any development on site, a Tree Protection Plan and an Arboricultural Method Statement shall be submitted to the Local Planning Authority for approval, clearly setting out the procedures to protect the designated Root Protection Area, and natural canopy spread, of the Silver Birch tree protected by Tree Preservation Order No. 4/2014, in strict accordance with BS 5837 : 2012 "Trees in Relation to Design, Demolition and Construction". The approved Tree Protection Plan and Arboricultural Method Statement shall then be fully implemented both prior to development, in order to facilitate protective fencing installation, and then subsequently throughout the entire course of development. to ensure that good working practice is maintained thereafter.
REASON: To ensure the satisfactory protection of a Silver Birch, covered by a Tree Preservation Order, from all development activity to ensure its continued good health, stability and amenity value. |

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality. (Section 7, NPPF) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers Site Plan, 3613 01, 3613 101 Rev A, 3613 02 Rev D, 3613 03 Rev B.
Reason: To identify the approved plan/s and to avoid doubt. |
