Conditions or Reasons:
1) The site lies within the South Bedfordshire Green Belt, where permission will not be granted except in very special circumstances for development for purposes other than those listed in paragraphs 89 and 90 of the National Planning Policy Framework. The proposed residential development would not represent one of these purposes and thus would constitute inappropriate development within the Green Belt. The proposal would also result in a change in the character of the land which would represent an encroachment into the open countryside contrary to one of the purposes of including land within the Green Belt. The proposed residential development would thus be harmful to the Green Belt by reason of inappropriateness and by the harm that would be caused to the rural character of this Green Belt location. Very special circumstances sufficient to outweigh this harm have not been established. The development is therefore contrary to national advice contained within the National Planning Policy Framework and policies DM3 and DM4 of the Core Strategy and Development Management Policies - North 2009
