Conditions or Reasons:
1) The proposed development by reason of its design, size, scale and footprint would completely dominate the existing dwelling being very harmful to its character and that of the surrounding area. The extension will not be subservient to the original property as required by the Council's adopted Design Guide. This is in conflict with Policy DM3 of the Core Strategy and Development Management Planning Document dated 2009, Section 7 of the NPPF as well as Central Bedfordshire Councils adopted Design Guide on House Extensions and Alterations.
