Conditions or Reasons for Planning Application - CB/18/00031/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The parking scheme for three vehicles on the site, clear of the highway, as shown on drawing number A101 (Proposed, Revised), shall be provided. These parking areas shall be surfaced in a stable and durable material and arrangements shall be made for surface water drainage from the site to soak away within the site so that it does not discharge into the highway or into the main drainage system. The above scheme shall be fully implemented before the development is first occupied or brought into use, and thereafter retained for this purpose.

Reason: To minimise the potential for on-street parking, ensure satisfactory parking of vehicles outside highway limits, and to avoid the carriage of mud or other extraneous material or surface water from the site so as to safeguard the interest of highway safety, reduce the risk of flooding and to minimise inconvenience to users of the premises and road users.
(Policy T10, SBLPR, Policies T2 & T3 of the emerging Central Bedfordshire Local Plan 2015-2035 and Section 4, NPPF)
3) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification) the garage hereby permitted shall be kept permanently available for the parking of motor vehicles.

Reason: To ensure that off-street parking is retained in the interests of highway safety.
(Policy T10, SBLPR, Policies T2 and T3 of the emerging Central Bedfordshire Local Plan 2015-2035 and Section 4, NPPF)
4) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.
(Policies BE8 & H8, SBLPR, Policy HQ1 of the emerging Central Bedfordshire Local Plan and Section 7, NPPF
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC/001, CBC/002, CBC/003, CBC/004, A100, A101 (Existing), A101 (Proposed, Revised) and A102 (Revised).

Reason: To identify the approved plans and to avoid doubt.
