Conditions or Reasons for Planning Application - CB/18/00054/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Both prior to and throughout the course of development, all recommendations outlined in the document "Arboricultural Report -Development Impact Assessment and Construction Method Statement" dated December 2017 (Ref. 171141-PD-13), as prepared by Tim Moya Associates, shall be fully complied with in strict accordance with the "Sequence of Operations" specified in Section 3, "Tree Surgery Works" specified in Section 4 (and also in accordance with Appendix 2 "Proposed Layout and Tree Removals"), "Tree Protection Methods" outlined in Section 5 (and in accordance with the "Tree Protection Plan" Ref 171154-P-12), and the "Construction Activities" specified in Section 6 of this document.

REASON
To ensure that the appropriate working methodology is undertaken in respect of all tree work and construction operations being permitted, and to ensure the protection of retained trees both prior to and during construction operations, in the interest of maintaining good tree health, tree stability and amenity value.
(Policy EE4, Pre-Submission Local Plan and Section 11, NPPF).
3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 171124/01, 171124/02, 171124/03, 171124/04, 171124/05, 171124/06, 171124/07 and 171124/08.

Reason: To identify the approved plans and to avoid doubt.
