| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

No development shall take place, notwithstanding the details submitted with the application, until details of the materials to be used for the external walls, framing and roofs of the development hereby approved have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.
Reason: To control the appearance of the building in the interests of the visual amenities of the locality. (Policy BE8, SBLPR and Section 12, NPPF) |

The two trees to be removed shall be replaced with new specimens of the same species, using Advanced Nursery Stock, having a planting size that is at least 14 to 16cm girth (Extra Heavy Standards), and be planted in the general vicinity of the park entrance ticket stations. The trees shall be planted in the planting season (October to March) following completion of this development, and shall be maintained until satisfactorily established. Any loss or damage to these trees (or to their replacements) incurred during a five year period following this planting shall be replaced in accordance with this condition.
Reason: To ensure the planting of replacement trees in the interests of visual amenity. (Policy BE8, SBLPR and Sections 7 and 11, NPPF) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 17861-01, 17861-02, 17861-03 rev A, 17861-04 rev A, 17861-05 rev A and 17861-06 rev A.
Reason: To identify the approved plans and to avoid doubt. |
