Conditions or Reasons for Planning Application - CB/18/00412/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match those detailed within the application form and drawing number 07 Rev.1.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality, in accordance with Policy DM3 of the adopted Local Plan, Policy HQ1 of the emerging Local Plan, the adopted Design Guide and the NPPF.
3) Surface water drainage from the site shall be intercepted and disposed of separately so that it does not discharge into the highway.

Reason: To avoid surface water from the site entering into the highway so as to safeguard the interest of highway safety and for the avoidance of doubt, in accordance with Policy DM3 of the adopted Local Plan, Policy HQ1 of the emerging Local Plan and the NPPF.
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 00 Rev.1, 01 Rev.2, 02 Rev.3, 03 Rev.2, 04 Rev.4, 05 Rev.2, 05A Rev.1, 06 Rev.2, 06A Rev.1, 06B Rev.1, 07 Rev.1, 08 Rev.2, 09 Rev.2, 10 Rev.1 and 11 Rev.1.

Reason: To identify the approved plans and to avoid doubt.
