Conditions or Reasons:
1) 1. The proposed extensions because of their overall size and inappropriate relationship with the existing building, would be out of scale with and have an overbearing impact on the Listed Building to the detriment of its character and appearance. The proposals are accordingly contrary to Policy 13 of the Bedfordshire Structure Plan 2011, Policy BE2 of the South Bedfordshire Local Plan and Policy BE2 of the South Bedfordshire Local Plan First Review Deposit (and Proposed Pre-Inquiry Changes). 2. The proposed extensions and alterations would be likely to involve the cutting and/or removal of elements of the existing timber frame, to the detriment of the historic fabric of the Listed Building. The proposals are accordingly contrary to Policy 13 of the Bedfordshire Structure Plan 2011, Policy BE2 of the South Bedfordshire Local Plan and Policy BE2 of the South Bedfordshire Local Plan First Review Deposit (and Proposed Pre-Inquiry Changes).
