Conditions or Reasons:
1) The proposed development by virtue of its excessive scale, height, mass and bulk would result in an unsympathetic addition which would dominate the rear of the dwellinghouse, harm the established character and appearance of the area and the visual amenity of adjoining occupiers.The proposals would therefore be contrary to Policies BE8 and H8 of the South Bedfordshire Local Plan Review (2004), Section 7 of the NPPF and would be further contrary to design principles outlined within the Central Bedfordshire Design Guide (2014).
