| Conditions or Reasons: | 1)
The works shall begin not later than three years from the date of this consent.
Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Nowithstanding the details submitted wit this application and prior to the comencment of any works, details of mortar and render mixes and final finishes, inducing colour schemes expressed as RAL nos. or demonstrated by colour swatches, proposed to be used in the programme of work hereby approved shall be submitted to and approved in witting by the Local Planning Authority and the approved work shall be submitted to and approved in writing by the Local Planning Authority and the approved work shall be undertaken thereafter strictly in accordance wiht the approved details.
Reason: To control the appearance of the development in the interests of the character, appearance and historical significance of the Grade II listed Building (NPPF, Section 12). |

All new doors, windows and garage door shall be timber. No development shall take place until detailed drawings at a scale of 1:10 of all new doors and windows have been submitted to and approved in writing by the Local Planning Authority and the works shall be carried out in strict accordance with the approved details.
Reason: To control the appearance of the development in the interests of character, appearance and historical significance of the Grade II Listed Building (NPPF, Section 12). |

Notwithstanding the approved plans, all making good of the existing building shall be carried out in materials and finishes that closely match, like-for-like, those historic materials and finishing details used in the existing building or structure, to accord with the usual conservation good practice unless otherwise agreed in writing by the Local Planning Authority.
Reason: To ensure that the special historical and architectural interest and integrity of the Listed building is conserved and maintained in accordance with standard conservation good practice, local policies and the NPPF (Section 12). |

Notwithstanding the details submitted with this appclation, no work on the construction of the windows hereby permitted shall take place until samples of the exterior materials proposed to be used in the development hereby approved have been made available on site for inspection and approved in writing by the Local Plannig Authority. The development shall thereafter be carried out in accordance with the approved details.
Reason: To control the appearance of the development in the interests of the character, appearance and historical significance of the Grade II Listed Building (NPPF 12). |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 001/A and 002 and log store nd coservation windows.
Reason: To identify the approved plan/s and to avoid doubt. |
