| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the 16 October 2015.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

The external finishes of the development hereby approved shall be constructed in accordance with the Materials annotated on drg nos 04I and 05I unless otherwise agreed in writing with the Local Planning Authority. The development shall be carried out in accordance with the approved details.
Reason: To ensure that the proposed development/work is carried out in a manner that safeguards the historic character and appearance of the area in accordance with policies DM3, DM13 and CS15 of the Core Strategy and Development Management Policies (2009) and Section 7, NPPF. |

The design details (segmental cambered brick arches over door/window openings, reveals to windows, stone cills, and the front porches) of the development hereby approved shall be constructed in accordance with the details shown on drg no 10A. The development shall be carried out in accordance with the approved details.
Reason: To ensure that the proposed development/work is carried out in a manner that safeguards the historic character and appearance of the area in accordance with policies DM3, DM13 and CS15 of the Core Strategy and Development Management Policies (2009) and Section 7, NPPF. |

Works to the amended wall shall be implemented in accordance with the details (which includes materials and finish) approved under condition 4 attached to permission ref: CB/15/02799/Full on 12 April 2016 as set out in the Letter TMV dated 22/10/15 prior to occupation of any dwelling. The development/work shall be carried out in accordance with the approved details. Reason: To ensure that the the development/work is in keeping with the Conservation Area and setting of the listed building in accordance with policies DM3, DM13 and CS15 of the Core Strategy and Development Management Policies (2009) and Section 7, NPPF. |

The landscaping details which includes hard and soft landscaping and a scheme for landscape maintenance for a period of five years following the implementation of the landscaping scheme shall be implemented in accordance with the landscaping scheme approved under condition 5 attached to permission ref: CB/15/02799/Full on 12 April 2016 and as set out in the Arboricultural Statement and shown on the updated drg entitled 'Tree Protection Plan received 10.5.18'. The development shall be carried out in accordance with the approved details.
The approved scheme shall be implemented by the end of the full planting season immediately following the completion and/or first use of any separate part of the development (a full planting season means the period from October to March). The trees, shrubs and grass shall subsequently be maintained in accordance with the approved landscape maintenance scheme and any which die or are destroyed during this period shall be replaced during the next planting season.
Reason: To ensure an acceptable standard of landscaping.(Policy DM3 CSDMP) |

The tree protection measures which includes allowing for the retention of the T8 tree shall be carried out in accordance with the details approved under condition 6 attached to permission ref: CB/15/02799/Full on 12 April 2016 as set out in the Arboricultural Statement and as shown on the updated drg entitled 'Tree Protection Plan received 10.5.18'. The development shall be carried out in accordance with the approved details.
The approved fencing shall be maintained until all equipment, machinery and surplus materials have been removed from the site. Nothing shall be stored or placed in any area fenced in accordance with this condition and the ground levels within those areas shall not be altered, nor shall any excavation be made.
Reason: It is necessary to require details before development to protect the trees so enclosed in accordance with Section 8 of BS 5837 of 2012 or as may be subsequently amended. (Policy DM3 CSDMP) |

The development shall be carried out in accordance with the details approved under condition 7 attached to permission ref: CB/15/02799/Full on 12 April 2016 as set out in the Arboricultural Statement which includes a step by step process to be used for installing the area of "no dig" driveway. All work shall be carried out in accordance with the approved details.
Reason: To ensure the protection of the trees to be retained, and to avoid unnecessary damage to their root systems. (Policy DM3 CSDMP)

No building shall be occupied until the junction of the widened vehicular access with the highway has been constructed in accordance with the approved details.
Reason In order to minimise danger, obstruction and inconvenience to users of the highway and the premises.(Policy DM3 CSDMP) |

Before the dwellings are occupied the proposed vehicular access shall be surfaced in bituminous or other similar durable materials for a distance of 5.0m into the site, measured from the highway boundary and drained in accordance with the details shown on drg 02G. The development shall be carried out in accordance with the approved details.
Reason: To avoid the carriage of mud or other extraneous material or surface water from the site into the highway so as to safeguard the interest of highway safety. (Policy DM3 CSDMP) |

The proposed development shall be carried out and completed in all respects in accordance with the access siting and layout, parking provision and turning area illustrated on the approved drawing no. 02 Rev G and defined by this permission and, notwithstanding the provision of the Town and Country Planning (General Permitted Development) (England) Order 2015, (or any Order revoking or re-enacting that Order) there shall be no variation without the prior approval in writing of the Local Planning Authority.
Reason: To ensure that the development of the site is completed insofar as its various parts are interrelated and dependent one upon another and to provide adequate and appropriate access arrangements at all times.(Policy DM3 CSDMP) |

The final ground levels and the slab levels of the buildings hereby approved shall be constructed in accordance with the levels details shown on drgs 04I and 05I. The development shall be carried out in accordance with the approved details.
Reason: To ensure that an acceptable relationship results between the new development and adjacent buildings in accordance with policy DM3 of the Core Strategy and Development Management Policies (2009) and Section 7, NPPF. |

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no extensions or alterations shall be carried out without the grant of further specific permission from the Local Planning Authority.
Reason: To control the external appearance of the houses in the interests of the historic character of the area and to protect the amenity of the neighbouring occupier. (Policy DM3 CSDMP) |
13)
The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 02G, 03D, 04I, 05I, 10A, Arboricultural Statement, Tree Protection Plan received 10.5.18, Letter TMV dated 22.10.15.
Reason: To identify the approved plan/s and to avoid doubt. |
