Conditions or Reasons for Planning Application - CB/18/00711/LB

Conditions or Reasons:

1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

2) All new doors, windows and garage door shall be of timber and detailed drawings at a scale of 1:10 of all new doors ad windows shall be submitted to and approved in writing by the Local Planning Authority prior to the comencment of development. The works shall be carried out in strict accordance with the approved details.

Reason: To control the appearance of the development in the interests of character, appearance and historical significance of the Grade II listed Building (NPPF, Section 12).

3) Notwithstanding the details submitted with the application and prior to the commencement of any works, details of mortar and render mixes and final finishes, including colour schemes expressed as RAL nos. or demonstrated by colour swatches, proposed be used in the programme of works hereby approved shall be submitted to and approved in writing by the Local Planning Authority and the approved work shall be undertaken thereafter strictly in accordance with the approved details.

Reason: To control the appearance of the development in the interests of the character, appearance and historical significance of the Grade II Listed Building (NPPF, Section 12).

4) Notwithstanding the details submitted with the application no work herby permitted shall take place until samples of the exterior materials proposed to be used in the development hereby approved and ahve been made available on site for inspection and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of development in the interests of the character, appearance and historical significance of the Grade II listed Building (NPPF 12).

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 000, 001, 002/B, 003/B and 004.
Reason: To identify the approved plan/s and to avoid doubt.
