| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Prior to works above ground level, details of the materials to be used for the external walls and roofs of the development hereby, shall be submitted to the Local Planning Authority for approval in writing. The development shall thereafter be carried out in accordance with the approved details.
Reason: To control the appearance of the building in the interests of the visual amenities of the locality, in accordance with Policy DM3 of the adopted Local Plan, Policy HQ1 of the emerging Local Plan, the adopted Design Guide and the NPPF. |

Prior to works above ground level a landscaping scheme, detailing soft landscaping and boundary screening of the development, and a scheme for landscape maintenance for a period of five years following the implementation of the landscaping scheme, have been submitted to the Local Planning Authority, for approval in writing. The approved scheme shall be implemented by the end of the full planting season immediately following the completion and/or first use of any separate part of the development (a full planting season means the period from October to March). The trees and shrubs shall subsequently be maintained in accordance with the approved landscape maintenance scheme and any which die or are destroyed during this period shall be replaced during the next planting season.
Reason: To ensure an acceptable standard of landscaping, in accordance with Policy DM3 of the adopted Local Plan, Policy HQ1 of hte emerging Local Plan, the adopted Design Guide and the NPPF. |

The development hereby permitted shall be used only as private, non-commercial stabling, used solely by No.3 Middlefield CLose, and for no other purpose.
Reason: To prevent the stables from being used for commercial purposes to the detriment of the locality, in accordance with Policies DM3 and DM18 of the adopted Local Plan, Policiues HQ1 and DC4 of the emerging Local Plan and the NPPF. |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers DW/STAB/17/02 Rev.A, DW/STAB/17/03 Rev.A and DW/STAB/17/01 Rev.B .
Reason: To identify the approved plans and to avoid doubt. |
