Conditions or Reasons for Planning Application - CB/18/00757/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) No external materials shall be applied to the new dwelling hereby permitted, notwithstanding the details submitted with the application, until details of the materials to be used for the external walls and roofs of the development hereby approved have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the building in the interests of the visual amenities of the Area of Outstanding Natural Beuaty and the Area of Great Landscape Value.

3) Both prior to and during development, all arboricultural related working practices shall fully comply with Section 7 "Arboricultural Method Statement Notes" of the supporting document "Tree Survey and Protection Report" Ref. CAT AW 0209-30.5.2018, as prepared by C.A.T. Landscape Consultancy, and that any tree removal shall not exceed that being recommended in the "Tree Survey Schedule" Ref. CAT TSS FK 25.5.18.

Reason: To ensure that appropriate and agreed working practices are undertaken throughout the course of development, including demolition, in the interests of good arboricultural practice, and to avoid root and canopy damage, thereby maintaining tree health, stability and amenity value.

4) Following all tree work carried out in accordance with the "Tree Survey Schedule" Ref. CAT TSS FK 25.5.18, tree protective fencing shall be erected in strict accordance with Section 7 "Arboricultural Method Statement Notes" and Appendix (b) "Tree Survey and Protection Plan" Drawing No. TPP FK 01, of the supporting document "Tree Survey and Protection Report" Ref. CAT AW 0209-30.5.2018. The protective fencing shall then remain securely in position throughout the entire course of development.

Reason: To ensure that a satisfactory standard of tree protection barrier fencing is maintained throughout the course of development, including demolition.

5) The dwelling hereby permitted shall not be occupied until ecological enhancement measures have been carried out in accordance with the details contained in Section 3.4 of the June 2018 Fawns Keep: Preliminary Roost Assessment.

Reason: To ensure that the development delivers a net gain for biodiversity.

6) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers BRIS/21806/SITEPROPB and BRIS/21806/PLANMAINB.

Reason: To identify the approved plans and to avoid doubt.
