Conditions or Reasons for Planning Application - CB/18/00807/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The visibility splay, parking provision, surfacing and drainage annotated/shown on the approved drawing no. 01B shall be constructed before the development is brought into use, thereafter the visibility place shall be kept free of all obstruction to visibility.

Reason: To provide adequate visibility between the existing highway and the proposed access and to make ther access safe and convenient for the traffic which is likely to use it, and to avoid the carriage of mud or other extraneous materials or surface water from the site into the highway so as to safeguard the interest of highway safety.
3) The development shall not be brought into use until the junction of the proposed vehicular access with the highways has been constructed in accordance with the approved details.

Reason: In order to minimise danger, obstruction and inconvenience to users of the highway and the premises.
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 01/B

Reason: To identify the approved plan/s and to avoid doubt.
