Conditions or Reasons for Planning Application - CB/18/00861/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the details submitted with the application details of the materials to be used for the external walls and roofs of the development hereby approved including the roof lantern have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the building in the interests of the visual amenities of the locality.

3) The recommendations found in the Pre Development Tree Survey and Report along with the Tree Constraints and Protection Plan (TCPP) which accompany this application must be complied with at all times. Tree protection details must be in place as shown throughtout the development.

Reason: To safeguard the trees on the site in the interest of the visual amenities of the Clophill Conservation Area.
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans: 1:1250 site location plan, 1002/01, 1002/05/A, 1002/04/B, 1002/06/B numbers HOCK/10/P/sk/A/18/A

Reason: To identify the approved plan/s and to avoid doubt.
