Conditions or Reasons:
1) The proposed development, by virtue of its scale, urban appearance and dominance within the green rural locality, would cause harm to the character and appearance of the area, and the Area of Outstanding Natural Beauty, which is contrary to Policy BE8 of the South Bedfordshire Local Plan Review (2004), and would be further contrary to Sections 7 and 11 of the NPPF.
