| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

The garden building hereby permitted shall only be used for purposes incidental to the enjoyment of the dwelling.
Reason: To prevent the introduction of an inappropriate use harmful to the residential character of the area. (Policy BE8, SBLPR, Policy HQ1, submission of the Local Plan 2015-2035 and Sections 7 & 12, NPPF) |

The development hereby permitted shall only be used as an outbuilding to the dwelling known as Chaucer House and shall not be occupied as a separate or self-contained dwelling unit.

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers Plan View - Sheet 1, Elevation A View - Sheet 2, Elevation B View - Sheet 3, Elevation C View - Sheet 4, Elevation D View - Sheet 5, Material Details -Sheet 6, CBC/001 and CBC/002.
Reason: To identify the approved plans and to avoid doubt. |
