Conditions or Reasons for Planning Application - CB/18/00970/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The garden building hereby permitted shall only be used for purposes incidental to the enjoyment of the dwelling.

Reason: To prevent the introduction of an inappropriate use harmful to the residential character of the area.
(Policy BE8, SBLPR, Policy HQ1, submission of the Local Plan 2015-2035 and Sections 7 & 12, NPPF)
3) The development hereby permitted shall only be used as an outbuilding to the dwelling known as Chaucer House and shall not be occupied as a separate or self-contained dwelling unit.

Reason: To prevent the establishment of a separate residential unit.

4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers Plan View - Sheet 1, Elevation A View - Sheet 2, Elevation B View - Sheet 3, Elevation C View - Sheet 4, Elevation D View - Sheet 5, Material Details -Sheet 6, CBC/001 and CBC/002.

Reason: To identify the approved plans and to avoid doubt.
