Conditions or Reasons for Planning Application - CB/18/00988/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Prior to development, a Tree Protection Plan and an Arboricultural Method Statement shall be submitted to the Local Planning Authority for approval, and shall incorporate the designated Root Protection Areas as identified in the Arboricultural Appraisal. The approved Tree Protection Plan and Arboricultural Method Statement shall then be fully implemented both before the commencement of construction, and then during construction operations itself, and all barrier fencing and/or ground protection shall remain securely in position throughout the entire course of development works.

REASON
To ensure that a satisfactory standard of tree protection is maintained throughout the entire course of development, so as to ensure the health, stability, screening and amenity value of the retained trees.
3) All external works hereby permitted shall be carried out in the materials as shown on approved plan number 18-933-P-02 Revision B.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 18-933-P-01 Revision A, 18-933-P-02 Revision B.

Reason: To identify the approved plan/s and to avoid doubt.
