| Conditions or Reasons: | 1)
The materials to be used for the external walls and roofs of the development hereby approved, shall be carried in accordance with the Materials Schedule.
Reason: To control the appearance of the building in the interests of the visual amenities of the locality. (Policy DM3 of the Core Strategy for the North and Section 7, NPPF) |

All ecological measures and/or works shall be carried out in accordance with the details contained in the Enhancement and Mitigation Plan Updated 22/05/2018 and shall be retained thereafter.
Reason: To ensure all impacts from development are taken into account and mitigated. (Policy DM15 of the Core Strategy for the North and Section 11, NPPF) |

No building shall be occupied until the junction of the proposed vehicular accesses with the highway has been constructed in accordance with the approved details drawing no. 110 Rev D and shall be retained thereafter.
Reason: In the interests of road safety and pedestrian movement. (Section 4, NPPF) |

Prior to occupation, the proposed development shall be carried out and completed in all respects in accordance with the access siting and layout, pedestrian visibility splays, and refuse collection points illustrated on the approved drawing no. BE/2017-01-110D and defined by this permission and, notwithstanding the provision of the Town and Country Planning General Permitted Development Order 2015, (or any Order revoking or re-enacting that Order) there shall be no variation without the prior approval in writing of the Local Planning Authority.
Reason: To ensure that the development of the site is completed insofar as its various parts are interrelated and dependent one upon another and to provide adequate and appropriate access arrangements at all times. (Section 4, NPPF) |

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), any garage, car port or parking space hereby permitted shall be kept permanently available for the parking of motor vehicles.
Reason: To ensure that off-street parking is retained in the interests of highway safety. (Section 4, NPPF) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 02/17 (Site Location Plan), 110 D (Site Layout Plan),110 E (Boundary Treatment Plan), Materials Schedule, 112 (Garages), 27B (Construction Management Plan), 01 Rev H (Highway General Arrangement), HC 03 (Soft Landscape Plan), 01/121A (Plot 3,4 & 6 Floor Plan), 01/123A (Plots 5 & 7 Floor Plan), 01/122 (Plots 3, 4 & 6 Elevations), 01/124 (Plots 5 & 7 Elevations) and Ecological Enhancement and Mitigation Plan updated 22.05.18.
Reason: To identify the approved plan/s and to avoid doubt. |
