Conditions or Reasons for Planning Application - CB/18/01049/LB

Conditions or Reasons:

1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

2) Notwithstanding the details submitted with the application, no works hereby permitted shall take place until samples of the exterior materials proposed to be used in the development hereby approved and have been made available on site for inspection and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the development in the interests of the character, appearance and historical significance of the Grade I Listed Building (NPPF 12).

3) Notwithstanding the details submitted with the application and prior to the commencement of any works, details of mortar and render mixes and final finishes, including colour schemes expressed as RAL nos. or demonstrated by colour swatches, proposed be used in the programme of work hereby approved shall be submitted to and approved in writing by the Local Planning Authority and the approved work shall be undertaken thereafter strictly in accordance with the approved details.

Reason: To control the appearance of the development in the interests of the character, appearance and historical significance of the Grade I Listed Building (NPPF, Section 12)

4) A programme of works, including a schedule of regular and/ or necessary site visits/project meetings to meet with the Local Authority's conservation officer on-site to monitor progress and quality of work, together with a detailed method statement, should be submitted prior to any repairs being carried out and approved in writing by the Local Planning Authority.

Reason: To control and monitor the proposed repairs and the appearance of the development in the interests of the character, appearance and historical significance of the Grade I Listed Building (NPPF, Section 12)

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 9112/PL/001; 17939-6-HAYNES-01; 17939-6-HAYNES-02; 17939-6-HAYNES-03; 17939-6-HAYNES-04; 17939-6-HAYNES-05; Structural Engineering Report on South Facade Defects (Report V 1.1, 06/03/18).

Reason: To identify the approved plan/s and to avoid doubt.
