Conditions or Reasons for Planning Application - CB/18/01235/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials as detailed in the approved plans and to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality. (Section 12, NPPF)
3) The development hereby permitted shall only be used as an annexe to the dwelling known as Barley Mow and shall not be occupied as a separate or self-contained dwelling unit.

Reason: To prevent the establishment of a separate residential unit. (Section 5 NPPF)
4) The proposed conversion shall be carried out in accordance with the flood resistance and surface water drainage recommendations contained in the submitted Flood Risk Assessment.

Reason: To ensure appropriate flood risk mitigation measures (Para 163 of the NPPF).
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 17/01A, 18/06A, 07A, 08A, 09A, Flood Risk Assessment RAB 10/8/2018.

Reason: To identify the approved plan/s and to avoid doubt.
