Conditions or Reasons for Planning Application - CB/18/01306/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the details submitted with the application, and prior to commencement of the constructional phase of the development hereby approved, a full selection of materials sourced to make up any shortfall in respect of the reclaimed existing materials to be used in the work hereby approved (roof tile, ridge pieces chimney brick) shall be made available on site for inspection by, and written approval of, the Local Planning Authority and the approved development shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the development is carried out in a manner that safeguards the character and consequent significance of this listed building and the character of the Conservation Area in which the building is located. (Policy BE8, SBLPR, policies HQ1 & HE3 of the emerging Central Bedfordshire Local Plan and section 12, NPPF)
3) The works of repair hereby approved shall be undertaken strictly in accordance with the method statement set out in the 'Report on the Roof Covering on a Grade 2 Listed Building' (ref,.WellRoof32018), received 8th June 2018, and any proposed/intended variation of work method and/or scope of remedial repairs to be made, including works to the roof structure and removal or replacement of the existing roof structure timberwork, shall be agreed in writing by the Local Planning Authority prior to being undertaken on site, and shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the development is carried out in a manner that safeguards the character and consequent significance of this listed building and the character of the Conservation Area in which the building is located. (Policy BE8, SBLPR, policies HQ1 & HE3 of the emerging Central Bedfordshire Local Plan and section 12, NPPF)
4) Notwithstanding the details submitted with the application, a full method statement in respect of remedial work proposed to be undertaken to windows at the property, to include a schedule of windows proposed to be repaired and refurbished, details of cill addition and glazing replacement/renewal, as appropriate, shall be submitted to and approved in writing by the Local Planning Authority prior to any work of window repair and refurbishment being undertaken on site, which shall undertaken thereafter strictly in accordance with the approved details.

Reason: To ensure that the development is carried out in a manner that safeguards the character and consequent significance of this listed building and the character of the Conservation Area in which the building is located. (Policy BE8, SBLPR, policies HQ1 & HE3 of the emerging Central Bedfordshire Local Plan and section 12, NPPF)
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC/001 (1:1250 Site Location Plan), CBC/002 (1:50 Ground Floor Plan), CBC/003 (1:50 First Floor Plan) and CBC/004 (1:100 Front Elevation and Eastern Side Elevation) and CBC/005 (1:50 Rear Elevation and Western Side Elevation) as well as in the submitted covering letter, with the reference WellRoof32018 and dated 06/06/18.

Reason: To identify the approved plans and details and to avoid doubt.
