Conditions or Reasons:
1) The development would represent an inappropriate form of development that would adversely affect the openness of the Green Belt. The very special circumstances that have been put forward are insufficient to outweigh the harm to the openness of the Green Belt. The proposal would be contrary to Section 13 of the National Planning Policy Framework.
2) The proposal would represent an inappropriate form of development that would be detrimental to the character of the area and the open nature of the countryside. The proposal is considered contrary to Policy BE8 of the South Bedfordshire Local Plan and Section 12 of the NPPF.
