Conditions or Reasons:
1) The siting of the detached garage is proposed in a location which is protected by a Tree Protection Order and would result in the loss of a number of protected trees. The proposal would therefore cause significant harm to protected trees, resulting in a detrimental impact on the visual amenity and character of the area, contrary to Policy BE8 of the South Bedfordshire Local Plan Review (2004) and Sections 7 and 11 of the NPPF.
2) The proposed garage, by virtue of its prominant siting, scale, and distant separation from the host dwelling, would urbanise an area of green space and would be harmful to the character and appearance of the area, contrary to Policy BE8 of the South Bedfordshire Local Plan Review (2004) and Section 7 of the NPPF.
