Conditions or Reasons for Planning Application - CB/18/01623/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the provisions of Part 1, Class B & Class C of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no extensions or alteration to the building hereby permitted shall be carried out without the grant of further specific planning permission from the Local Planning Authority.

Reason: To control the external appearance of the building/s in the interests of the amenities of the area.

3) The garages associated to the dwellinghouse known as 'Cherrydene, 2 Greenhill' and development hereby permitted shall only be used as garage accommodation for purposes incidental to the enjoyment of the dwelling and shall not be occupied as a separate or self-contained dwelling unit.

Reason: To prevent the establishment of a separate residential unit.

4) The ground floor window in the east side elevation of the development hereby permitted shall be permanently fitted with obscured glass of a type to substantially restrict vision through them at all times and shall be non-opening, unless the parts of the windows which can be opened are more than 1.7m above the floor of the rooms in which the windows are installed. No further windows or other openings shall be formed in the ground floor east side elevation.

Reason: To safeguard the privacy of occupiers of adjoining properties

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 2LU73AE-001 REV A, 2LU73AE-002 REV A, 2LU73AE-003 REV A, 2LU73AE-004 REV A, 2LU73AE-005 REV A, 2LU73AE-006 REV A, 2LU73AE-007 REV A and 2LU73AE-008 REV A.

Reason: To identify the approved plans and to avoid doubt.
