| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
2)
The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 24E, 25B, 22C, 21A, 23D and 20E.
Reason: To identify the approved plans and to avoid doubt. |
3)
No external loudspeaker systems shall be installed at the premises.
Reason: To safeguard the residential amenity of neighbouring properties.(Section 7, NPPF) |

The development hereby permitted shall not be occupied or brought into use until the details of any external lighting to be installed on the building, within the car park and along the access road, including the design of the lighting unit, any supporting structure and the extent of the area to be illuminated, have been submitted to and approved in writing by the Local Planning Authority. The external lighting shall be installed in accordance with the approved details.
Reason: To protect the visual amenity of the site and its surrounding area.To accord with the requirements of Section 7 of the NPPF and Policy BE8 of the South Bedfordshire Local Plan Review. (Section 7, NPPF) |

The premises shall not be occupied until details of the construction and surfacing of the on site vehicular access and parking area have been submitted to and approved in writing by the Local Planning Authority. These details shall include arrangements for surface water drainage. The access shall be constructed and surfaced in a stable and durable manner in accordance with the approved details before the premises are first occupied.
Reason: In the interest of highway safety and to reduce the risk of flooding and to minimise inconvenience to users of the premises and ensure acceptable parking of vehicles outside highway limits . (Section 4, NPPF) |

The development shall not be first occupied or brought into use until the parking scheme shown on Drawing No. 24 E has been completed. The scheme shall thereafter be retained for this purpose.

Full details of the means of enclosure of the cycle storage facility shall be submitted to the Local Planning Authority prior to first occupation of the building. The details hereby approved shall be implemented prior to first occupation of the building and shall be retained thereafter for so long as the building remains in existence.

Full details of the bollards to secure the access driveway shall be submitted to and approved in writing by the Local Planning Authority prior to first occupation of the premises. The bollards thereby approved shall be retained for so long as the development remains in existence and shall remain secured at all times outside of the hours of opening.
Reason: To ensure a satisfactory standard of development and to safeguard the amenity of neighbouring residents. To accord with the requirements of Section 7 of the NPPF and Policy BE8 of the South Bedfordshire Local Plan Review. |

The building hereby permitted shall not be open for use outside of the following times: 8am to 11pm, Monday to Saturday and 8.30am to 10pm, Sundays and Bank Holidays.
Reason: To safeguard the residential amenity of neighbouring properties. (Section 7, NPPF) |

The building hereby approved shall not be first occupied until details of the bin storage/collection areas have been submitted to and approved in writing by the Local Planning Authority and the bin storage/collection areas have been implemented in accordance with the approved details. The bin storage/collection areas shall be retained thereafter.
Reason: In the interest of amenity.To accord with the requirements of Section 7 of the NPPF and Policy BE8 of the South Bedfordshire Local Plan Review. |
11)
Full details of the materials to be used in the construction of the walls and roof of the building hereby permitted shall be submitted and approved in writing by the Local Planning Authority prior to commencement of above ground works.
Reason: In the interest of amenity. To accord with the requirements of Section 7 of the NPPF and Policy BE8 of the South Bedfordshire Local Plan Review. |
