Conditions or Reasons:
1) The proposed rear roof dormer, the proposed front and rear elevation roof lights and the proposed scheme of materials has cumulatively failed to demonstrate a scheme of development which would be satisfactorily appropriate and complementary to the architectural character of the subject dwelling, which is considered to be of local historical significance. The proposal would fail to make a positive contribution to the local character and distinctiveness of the Caddington Conservation Area and would result in less than substantial harm to the significance to this heritage asset and its setting. The proposal is therefore contrary to Sections 7 and 16 of the National Planning Policy Framework, Policy BE8 of the South Bedfordshire Local Plan Review and Sections 3 and 7 of the Central Bedfordshire Design Guide.
