| Conditions or Reasons: | 1)
Notwithstanding the details submitted with the application, and commencement of the landscaping to the front garden area as shown on drawing No.'s 112/1 and 112/2, within 2 months of the decision, a detailed landscaping scheme, to include plant sizes, species, planting specifications and a maintenance schedule, shall be submitted to the Local Planning Authority for approval, which will include the planting of shrubs, trees, climbers and trailing plants, with the emphasis of softening the gabion structures from views made into the site. The approved planting scheme shall then be fully implemented during the first planting season following completion of development, and shall be maintained, in accordance with the approved maintenance schedule, for a period of 5 years until satisfactorily established, with any losses replaced in accordance with the approved planting scheme.
REASON
To ensure that a satisfactory standard of landscape provision, maintenance and establishment is provided, so as to secure adequate screening of the development. |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 112/1, 112/2 and CBC/001.
Reason: To identify the approved plans and to avoid doubt. |
