Conditions or Reasons for Planning Application - CB/18/01738/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the approved plans, all making good of the existing building shall be carried out in materials and finishes that closely match, like-for-like, those historic materials and finishing details used in the existing building or structure, to accord with the usual conservation good practice unless otherwise agreed in writing by the Local Planning Authority.

Reason: to ensure that the special historical and architectural interest and integrity of the listed building is conserved and maintained in accordance with standard conservation good practice, local policies and the NPPF (Section 12)
3) All windows and doors shall be constructed in timber as shown on plan No. P/18-02 Rev B.

Reason:  To control the appearance of the development in the interests of character, appearance  and historical significance of the setting of the  Grade II Listed Building (NPPF, Section 12).
4) This consent relates only to the details shown on the submitted plans, numbers CBC/001, CBC/002, 17_345/4, P/18-02 Rev B and the information supplied with the Heritage Statement and the Velux-cabrio product guide.

Reason: To identify the approved plan/s and to avoid doubt.
