| Conditions or Reasons: | 1)
The works shall begin not later than three years from the date of this consent.
Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 02-91-003, 02-91-004, 02-91-005, 02-91-006, 02-91-007, 02-03-001, 02-04-001, 02-05-001, 02-05-002, 02-05-003, 02-05-004.
Reason: To identify the approved plan/s and to avoid doubt. |

Prior to the commencement of any building works a full selection of external material samples proposed to be installed in respect of the development hereby approved shall be made available for inspection on site and approved in writing by the Local Panning Authority. The building works and development shall be carried out in accordance with the approved details.
Reason: To ensure that the development hereby approved is undertaken with due regard to, and in safeguarding of, the historic fabric and character of this listed building (Section 16, NPPF). |

Prior to commencement of any building works full details of any new or replacement windows, including proposed depth of reveal in respect of the external envelope of the building, external doors and rooflights proposed to be installed, shall be submitted to and approved in writing by the Local Planning Authority. The approved building works and development shal be carried out in accordance with the aproved details. Reason: To ensure that the developpment hereby approved is undertaken with due regard to, and in safeguarding of, the historic fabric and character of this listed building (Section 16, NPPF). |

Prior to the comencment of any building works, a full works schedule in respect of any building repairs and 'making good' to the interior and exterior of the existing principal building required as a result of the listed building consent hereby approved shall be submitted to and approved in writing by the Local Planning Authority. The approved building works and development shall be carried out in accordance with the approved details.

Prior to commencment of any building works a full external materials and finishes Schedule, including colours expressed as RAL nos. or demonstrated by colour swatches, shall be submitted to and approved in writing by the Local Planning Authority and the approved development shall be undertaken thereafter in accordance with the approved details.
