The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality. This vision splay shall be provided on each side of the access drive and shall be 2.8m measured along the back edge of the new highway from the centre line of the anticipated vehicle path to a point 2.0m measured from the back edge of the footway into the site along the centre line of the anticipated vehicle path. The vision splay so described and on land under the dwelling occupier's control shall be maintained free of any obstruction to visibility exceeding a height of 600mm above the adjoining footway level.
The maximum gradient of the vehicular access shall be 10% (1 in 10).

Any gates provided shall open away from the highway and be set back a distance of at least 5.0m from the nearside edge of the carriageway of the adjoining highway.

Before the premises are occupied all on site vehicular areas shall be surfaced in a manner to the Local Planning Authority's approval so as to ensure satisfactory parking of vehicles outside highway limits. Arrangements shall be made for surface water from the site to be intercepted and disposed of separately so that it does not discharge into the highway. (HC 20)

Before the new access is first brought into use, any existing access within the frontage of the land to be developed, not incorporated in the access hereby approved shall be closed in a manner to the Local Planning Authority's written approval.

Prior to development, all protective measures are to be installed in strict accordance with the plan drawing "Tree Protection Plan" (Drawing No. Arbtech TPP 01) and the section "Protective Measures" of the "Arboricultural Method Statement" (Document Ref. AMS 01 - Issue 2). The protective measures shall then remain firmly in place until completion of Stage 8 of the "Sequencing of Works" as outlined in the "Arboricultural Method Statement".

Both prior to and during development all recommended working procedures and operations shall be fully implemented in strict accordance with the "Arboricultural Method Statement" Ref. AMS 01 (Issue No 2), as set out under the specified "Sequence of Works" and under the appropriate arboricultural supervision where stipulated.
REASON To ensure that appropriate working practices are undertaken in accordance with good arboricultural practice, as set out in the "Arboricultural Method Statement", to ensure the continued protection of retained trees throughout the course of development activity, including demolition. The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 2962-01 REV E (11.07.18), CBC/001 and CBC/002.
Reason: To identify the approved plans and to avoid doubt. |
