Conditions or Reasons for Planning Application - CB/18/01817/FULL
Conditions or Reasons:
1) The size, scale and layout of the proposed dwelling together with its close proximity to the site boundaries would represent a poor design and cramped layout, which due to its elevated position and likely loss of existing landscaping would result in a development which would be out of keeping with and harmful to the character and appearance of the site and its surroundings. The proposal is therefore contrary to the Central Bedfordshire Design Guide, Policy DM3 of the Core Strategy and Development Management Policies and Section 7 of the National Planning Policy Framework.
2) The large bedroom windows in the east elevation of the proposed dwelling would, due to their orientation and minimal separation distance, result in an unacceptable loss of privacy to the occupiers of the adjacent dwelling, Hillside. As such, the proposal is contrary to the Central Bedfordshire Design Guide, Policy DM3 of the Core Strategy and Development Management Policies and Section 7 of the National Planning Policy Framework.
