| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works hereby permitted shall be carried out in materials as described in the approved plans unless otherwise agreed in writing with the Local Planning Authority.
Reason: To safeguard the appearance of the completed development in the interests of the visual amenities of the locality and the conservation area in accordance with policies DM3 and DM13 of the Core Strategy and Development Management Policies (2009). |

No development including excavation work or site clearance shall commence until tree protection fencing has been erected on site . Fencing shall be of a type and specification as detailed in BS5837 2012 Trees in relation to Design, Demolition and Construction, Recommendations, and shall be erected in the position as shown on drg 'Tree Protection Plan Fig 2' attached to the Arboricultural Report dated June 2016 submitted and approved as condition 3 of planning permission 16/00939/FULL. The fencing shall remain in place until completion of works.
Reason: To ensure the protection of trees and hedgerows to be retained and to avoid unnecessary damage to their root systems in accordance with policies DM3 and DM14 of the Core Strategy and Development Management Policies (2009). |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 014225/01, 014225/09, 014225/10C, 014225/11C, 014225/12C, 014225/13B,014225/14B, 014225/15B, 014225/16C, 014225/17C, 014225/18A, 014225/19, 014225/20A, 014225/21A, 014225/22A, 014225/23B, 014225/24B,014225/25,014225/26.
Reason: To identify the approved plans and to avoid doubt. |
