Conditions or Reasons:
1) By virtue of its height, increased scale and close proximity to the neighbouring boundary, it is considered that the pitched roof aspect of the proposed development above the existing flat roof garage, would cause an increased loss of light to the neighbouring dwelling, No 46 Manor Road.The loss of light would be considered to be harmful to the residential amenity of the occupiers of that adjoining property and therefore would be contrary to Policies BE8 and H8 of the South Bedfordshire Local Plan Review (2004), and to section 12 of the NPPF.
