| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

No vehicle shall cross this section of footway, until the widened access has been constructed and the on-street layby road markings adjusted and the existing access 'H bar marking' extended in accordance with details to be submitted to and approved in writing by the Local Planning Authority.
Reason: In order to minimise danger, obstruction and inconvenience to users of the highway and the premises. (Policy T10, SBLPR, policies T2 & T3 of the emerging Central Bedfordshire Local Plan and section 9, NPPF) |

Before the widened access is brought into use, the boundary fence along the north-eastern edge of the parking bay shall be reduced in height to 0.6m for a distance of 1m measured in to the site from the back edge of the public footway.
Reason: To provide adequate pedestrian visibility between the existing highway and the widened access and to make the access safe and convenient for the traffic which is likely to use it. (Policy T10, SBLPR, policies T2 & T3 of the emerging Central Bedfordshire Local Plan and section 9, NPPF) |

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended), or any amendments thereto, no fences, gates or walls shall be erected along the front curtilage to the property.
Reason: In the interest of road safety and traffic movement. (Policy T10, SBLPR, policies T2 & T3 of the emerging Central Bedfordshire Local Plan and section 9, NPPF) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC/001 (1:1250 Site Location Plan) CBC/002 (1:200 Block Plan) and CBC/003 (Detailed Drawing).
Reason: To identify the approved plans and to avoid doubt. |
