| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works hereby permitted shall be carried out in materials to match as closely as possible those identified within the application form and drawing no. PL001 Rev.C.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality, in accordance with Policy DM3 of the adopted Local Plan, Policy HQ1 within the emerging Local Plan and the NPPF. |

Before the premises are brought into use all on site vehicular areas shall be surfaced in a stable and durable materials in accordance with details to be approved in writing by the Local Planning Authority. Arrangements shall be made for surface water drainage from the site to soak away within the site so that it does not discharge into the highway or into the main drainage system.
Reason: To avoid the carriage of mud or other extraneous material or surface water from the site so as to safeguard the interest of highway safety and reduce the risk of flooding and to minimise inconvenience to users of the premises and ensure satisfactory parking of vehicles outside highway limits, in accordance with Policy DM3 of the adopted Local Plan, Policy HQ1 of the emerging Local Plan and the NPPF. |

Parking bay no. 29 of the approved drawing no. PL02A shall be used for showroom purposes and not for customer parking unless otherwise agreed in writing by the local planning authority.
Reason: To alleviate the probable increased use of an existing parking space with no pedestrian or driver intervisibility, in accordance with Policy DM3 within the adopted Local Plan, Policy HQ1 within the emerging Local Plan and the NPPF. |

No development shall take place until a Construction/Demolition Traffic Management Plan (C/DTMP) has been submitted to the Local Planning Authority for approval in writing. The CTMP shall include the following and the approved details shall remain implemented for the duration of the demolition/construction phase: On site construction worker parking Delivery area, turning area and materials storage area Any temporary signage or signals within the public highway with regard to the site
Reason: To avoid obstruction of the public highway and free flow of highway traffic and in order to minimise danger and inconvenience to users of the highway and the site, in accordance with Policy DM3 of the adopted Local Plan, Policy HQ1 of the emerging Local Plan and the NPPF. |

Prior to the use of the development, hereby approved, the recommendations contained within the LF Acoustics Noise Assessment Dated May 2018 (reference: Allon White Noise V1.1 030518) shall be implemented in full and maintained in perpetuity thereafter.
REason: To protect the amenity of neighbouring residents, in accordance with Policy DM3 of the adopted Local Plan, Policy HQ1 of the emerging Local Plan and the NPPF. |

This consent relates only to the details shown on the submitted plans, numbers PL01 Rev.C, PL001 Rev.C, 21242cv-02 and PL02 Rev.A.
