| Conditions or Reasons: | 1)
The works shall begin not later than three years from the date of this consent.
Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Notwithstanding the details submitted with the application, and prior to commencement of the constructional phase of the development hereby approved, a full selection of external material samples, including plinth brick and garden wall brick, rainwater goods, roof tile and ridges, proposed to be installed in respect of the approved development shall be made available on site for inspection by, and written approval of, the Local Planning Authority and the development shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To safeguard the historic significance and traditional character of this listed building by ensuring that the approved development is finished externally with complimentary materials. (Section 16, NPPF). |

Notwithstanding the details submitted with the application, and prior to commencement of the constructional phase of the development hereby approved, details of the materials to be used in the external chimney walls and chimney pots of the dummy chimney proposed to be installed shall be submitted to and approved in writing by the Local Planning Authority. The development shall be implemented thereafter strictly in accordance with the approved details.

Notwithstanding the details submitted with the application, and prior to commencement of the constructional phase of the development hereby approved, a full external materials and finishes Schedule, including colours expressed as RAL nos. or demonstrated by colour swatches, shall be submitted to and approved in writing by the Local Planning Authority and the approved development shall be undertaken thereafter strictly in accordance with the approved details.

Notwithstanding the details submitted with the application, and unless otherwise agreed in writing by the Local Planning Authority, all new windows and external doors proposed to be installed as part of the development hereby approved shall be of painted timber construction and single glazed, full details of which, including opening arrangements for the windows, which shall operate in the traditional manner, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development on site, and the development shall thereafter be implemented strictly in accordance with the approved details.

Notwithstanding the details submitted with the application, and prior to commencement of the constructional phase of the development hereby approved, drawn section details at a scale between 1:10 and 1:20, as appropriate, clearly demonstrating the relationship of the proposed window and door installations to the external envelope of the building shall be submitted to and approved in writing by the Local Planning Authority. The development shall be implemented thereafter strictly in accordance with the approved details.

Notwithstanding the details submitted with the application, and prior to commencement of the constructional phase of the development hereby approved, full drawn details at a scale between 1:50 and 1:20, in elevation, plan and section, as appropriate, showing the method of incorporation of the roof structure of the approved extension with the existing roof structure to be retained shall be submitted to and approved in writing by the Local Planning Authority and the development shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the development is carried out in a manner that safeguards the historic significance and traditional character and appearance of this listed building (Section 16, NPPF). |

Notwithstanding the details submitted with the application, and prior to commencement of the constructional phase of the development hereby approved, drawn details of the dummy chimney proposed to be installed, in plan and elevation and at a scale between 1:10 and 1:20 as appropriate, showing intended brick bond, oversailing brick courses, flaunching and chimney pots shall be submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be implemented strictly in accordance with the approved details.

Notwithstanding the details submitted with the application, and prior to commencement of the constructional phase of the development hereby approved full details of the garden wall and gates proposed to be installed as part of the approved development, including wall brick bond, pier detailing, capping detailing and gate design and materials, shall be submitted to and approved in writing by the Local Planning Authority. The development shall be implemented thereafter strictly in accordance with the approved details
