Conditions or Reasons for Planning Application - CB/18/02053/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the details submitted, no work on the re- roofing and associated works, hereby permitted shall take place until samples of the exterior materials proposed to be used in the development hereby approved and have been made available on site for inspection and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.
Reason: To control the appearance of the development in the interests of the character, appearance and historical significance of the Grade I Listed Building and Grade II* Registered Park and Garden. (NPPF 12).
3) Not withstanding the details submitted, no development shall commence until details of roof slates, lead and sarking boards, proposed be used in the programme of work hereby approved have been submitted to and approved in writing by the Local Planning Authority and the approved work shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To control the appearance of the development in the interests of the character, appearance and historical significance of the Grade II Listed Building (NPPF, Section 12)
4) Notwithstanding the submitted plans, all making good of the existing building shall be carried out in materials and finishes that closely match, like-for-like, those historic materials and finishing details used in the existing building or structure, to accord with the usual conservation good practice unless otherwise agreed in writing by the Local Planning Authority.
Reason: To ensure that the special historical and architectural interest and integrity of the listed building is conserved and maintained in accordance with standard conservation good practice, local policies and the NPPF (Section 12)
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers SK1, SK2, SK3 Rev A, SK4, SK5, SK6,SK7, SK8, Specification of repair works May 2018 Rev A, Design and Access Statement 2018.

Reason: To identify the approved plan/s and to avoid doubt.
