Conditions or Reasons for Planning Application - CB/18/02079/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the details submitted with the application, and prior to commencement of the constructional phase of the development hereby approved, a fully representative sample of the roof tiles and slates proposed to be used in the works of roof cover renewal hereby approved, along with a sample of the existing roof cover materials which shall have been retained for the purpose of comparison, shall be made available on site for inspection by, and written approval of, the Local Planning Authority and the approved development shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the development is carried out in a manner that safeguards the historic significance and traditional character of this listed building and to safeguard the character and appearance of the Conservation Area in which it is located. (Section 16, NPPF).
3) Notwithstanding the details submitted with the application, and prior to commencement of the constructional phase of the development hereby approved, detailed written details of the roof underfelt/membrane product proposed to be used in the works of roof cover renewal hereby approved shall be submitted to, and approved in writing by, the Local Planning Authority and the approved development shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the development is carried out in a manner that is appropriate to the traditional character and building performance of this listed building, and to ensure that the proposed works are not detrimental to the maintained performance of the building.(Section 16, NPPF).
4) Notwithstanding the approved plans, all making good of the existing building shall be carried out in materials and finishes that closely match, like-for-like, those historic materials and finishing details used in the existing building or structure, to accord with the usual conservation good practice unless otherwise agreed in writing by the Local Planning Authority.
Reason: to ensure that the special historical and architectural interest and integrity of the listed building is conserved and maintained in accordance with standard conservation good practice, local policies and the NPPF (Policies BE8, SBLPR, Policies HQ1 & HE3, submission of the Local Plan 2015-2035 and Section 16, NPPF)
5) No element of the timber frame roof structure of the building shall be removed or replaced without the express written agreement of the Local Planning Authority, and full details of any proposed roof structure alterations shall be submitted to, and approved in writing by, the Local Planning Authority prior to their undertaking on site and undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the development is carried out in a manner that safeguards the historic significance and traditional character of this listed building.(Section 16, NPPF).
6) This consent relates only to the details shown on the submitted plans, numbers 2077/01, CBC/001 and Design & Access Statement.

Reason: To identify the approved plans and to avoid doubt.
