Conditions or Reasons for Planning Application - CB/18/02184/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The external walls, roofs, eaves, windows, doors and rainwater goods of the extension hereby approved shall match those to in the office approved in planning permission CB/17/01827.

Reason: To control the appearance of the building in the interests of the visual amenities of the locality and to ensure that the development is carried out in a manner that safeguards the historic character and appearance of the Conservation Area. (Section 12 and 16, NPPF)
3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers G1001, G1801, G1811, G001A, G011B.

Reason: To identify the approved plans and to avoid doubt.
