Conditions or Reasons for Planning Application - CB/18/02193/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the details submitted with the application, and prior to commencement of the constructional phase of the development hereby approved, a full selection of external material samples, including timber cladding, plinth brick, roof tile or slate and ridges, rainwater goods, proposed to be installed in respect of the new development hereby approved shall be made available on site for inspection by, and  written approval of, the Local Planning Authority and the approved development shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the development is carried out in a manner that safeguards the historic significance and traditional character of the listed building on the site and to safeguard the character and appearance of the Conservation Area of which the site is           part. (Section 16 ,NPPF)
3) Notwithstanding the details submitted with the application, and prior to commencement of the constructional phase of the development hereby approved,  a full external materials and finishes Schedule,  including  colours expressed as RAL nos. or demonstrated by colour swatches, shall be submitted to and approved in writing by the Local Planning Authority and the approved development shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the development is carried out in a manner that safeguards the historic significance and traditional character of the listed building on the site and to safeguard the character and appearance of the Conservation Area of which the site is part. (Section 16 ,NPPF)
4) Notwithstanding the details submitted with the application, and prior to commencement of the constructional phase of the development hereby approved, drawn section details at a scale between 1:10 and 1:20 as appropriate clearly demonstrating the  following shall be submitted to and approved in writing by the Local Planning Authority.  The development shall be carried out only in accordance with the approved details.

the relationship of timber wall cladding, wall insulation and wall framing, as appropriate, to any face brick and plinth structure.

Reason: To ensure that the development is carried out in a manner that safeguards the historic significance and traditional character of the listed building on the site and to safeguard the character and appearance of the Conservation Area of which the site is part. (Section 16 ,NPPF)
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers KS1805783/01, KS1805783/02, CBC/001 and CBC/002

Reason: To identify the approved plan/s and to avoid doubt.
