Conditions or Reasons:
1) The proposed two storey rear extension with a large area of flat roof higher than the eaves level of the existing house would be a feature incompatible with and harmful to the character and appearance of the existing dwelling and its surroundings. The proposal is therefore contrary to policy BE8 of the South Bedfordshire Local Plan Review, January 2004, and paragraph 127 of the National Planning Policy Framework (NPPF), July 2018.
