| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Prior to the commencement of the development hereby approved, a Hedge Protection and Maintenance Method Statement shall be submitted to the Local Planning Authority for approval in writing. The Hedge Protection and Maintenance Method Statement shall: set out an appropriate management and protection programme for the boundary hedgerow abutting Common Road; demonstrate adequate protection of the hedge during development work, including appropriate barrier protection and hand digging, and; set out a programme that ensures that the hedge maintained thereafter at a size no smaller than its height and spread as shown in the photographs, with references Hedge Photographs 1, 2, 3, 4 & 5 dated 19th October 2018, in order to maximise its screening value. The Method Statement approved by the Local Planning Authority shall then be implemented throughout the course of development works hereby approved, with the approved maintenance programme as stated in the Method Statement extending beyond the completion of development thereafter. REASON: To ensure the protection of the hedge and the integrity of its screening value in mitigation of the visual impact of development works on the adjacent Common Road, to safeguard the openness of the South Bedfordshire Green Belt from visual harm and any other harm resulting from the approved development and to protect the special rural character of the Chilterns Area of Outstanding Natural Beauty and the Area of Great Landscape Value (Policies BE8 & NE3, South Bedfordshire Local Plan Review, policies HQ1, SP4 and EE7 of the emerging Central Bedfordshire Local Plan and sections 12, 13 and 15 of the National Planning Policy Framework). |

The car port building hereby permitted shall only be used for purposes incidental to the enjoyment of the dwelling.
Reason: To prevent the introduction of an inappropriate use harmful to the residential character of the area. (Policies BE8, SBLPR, policy HQ1 of the emerging Central Bedfordshire Local Plan and section 12, NPPF) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plan, number BUR/21810/BUCK3 dated October 2018.
Reason: To identify the approved plan and to avoid doubt. |
