Conditions or Reasons for Planning Application - CB/18/02290/FULL
Conditions or Reasons:
1) The proposed development would result in a pair of semi detached dwellinghouses becoming a terrace row, which in relation to the existing pattern of development in the locality which is made up of spacious semi detached dwellings, would appear as out of character with the surrounding area and would unbalance the existing semi detached dwellings to an unacceptable degree, contrary to Policy BE8 of the South Bedfordshire Local Plan Review (2004) and Section 12 of the NPPF.
2) The proposed development, by virtue of its excessive scale, height and overall depth in relation to the close proximity to the rear elevation of the neighbouring dwelling No. 1 Orchard Close, would be considered to cause an unacceptable overbearing impact and loss of outlook to the occupiers of this neighbouring dwelling, and therefore would cause harm to their amenity and living conditions, contrary to Policy BE8 of the South Bedfordshire Local Plan Review (2004) and Section 12 of the NPPF.
3) The proposal, if permitted would result in an access which has inadequate driver / driver intervisibility and will lead to condition of danger to all highway users, and therefore would be contrary to Policy T10 of the South Bedfordshire Local Plan Review (2004) and Section 9 of the NPPF.
