Conditions or Reasons for Planning Application - CB/18/02291/FULL
Conditions or Reasons:
1) The proposal constitutes an undesirable form of backland development inappropriate to and at variance with the prevailing form of character in the locality; as such the proposal is contrary to Polices H2 and BE8 of the South Bedfordshire Local Plan Review and the aims and objectives of the NPPF.
2) The proposed development would result in the unacceptable loss of trees to the detriment of the character and appearance of the area; as such the proposal is contrary to Policy H2 of the South Bedfordshire Local Plan and the aims and objectives of the NPPF.
3) The proposal by virtue of its siting and relationship with neighbouring properties would result in a cramped and undesirable form of development that would have a detrimental impact on the amenity of adjacent dwellings in respect of overlooking and visual intrusion, as such the proposal would be contrary to Policy H2 and BE8 of the South Bedfordshire Local Plan Review and the aims and objectives of the NPPF.
4) The resultant private amenity space for future occupiers of the proposed dwelling would be sub-standard and thereby detrimental to the living environment of future occupiers, as such the proposal would be contrary to Policy H2 of the South Bedfordshire Local Plan Review and the aims and objectives of the NPPF.
5) The proposal incorporates inadequate provision for the manoeuvring of vehicles clear of the highway which would result in vehicles interfering with the free flow of traffic on the adjoining highway and the operation of the existing bus stop to the detriment of the safety and convenience of users of the highway; as such the proposal is contrary to Policy H2 of the South Bedfordshire Local Plan Review and the aims and objectives of the NPPF.
